Why do I need an estate agent ?

Estate agents offer many services together with experience and in depth knowledge of the housing market.

At Jonathan Dines and Company we don’t just advertise your property, we will match your property details with our data base of applicants and once a suitable purchaser / tenant is found we will guide you through the selling / letting process right up to completion.

If you choose your agent carefully then you will receive an excellent service and you will achieve the maximum sale price / rental income for you property for a competitive fee.

 

How do I choose an estate agent ?

You would choose an estate agent in the same way you would choose any other service or product. Compare what agents have to offer, arrange valuations with two or three and make an informed decision. Ask people who have used an agent recently and gauge their experience.

We consider our good name to be the most important asset the company has, and advise our potential clients to ask about our reputation.

 

How much can I afford to spend on my next property?

We can refer you to a range of specialist mortgage advisors who will advise you on the best current products available and how much you can borrow.

 

I don’t know what to do once I have a buyer ?

From the day you instruct us to the day you complete we will guide you through the whole process step by step including choosing a solicitor, understanding the buyers survey report, filling in the pre contractual enquiry forms and all other relevant procedures.

 

I have had several valuations and they all differ – why?

Unfortunately, this can be quite common as there are two main ways agents attempt to win instructions, firstly they can over-value your property to entice you to use them, this may lead to the property being on the market for a long period of time.

Secondly they will reduce their fees – Estate Agency is a service industry and like any service you get what you pay for.

Jonathan Dines and Company will realistically value your property and professionally market and advertise it including accompanying all viewings

 

What are your fees?

Property Sales

  • 1% final sale value including VAT

 

Lettings and Management

  • Managed – 8% of collected rent per month.
  • AST Renewal Fee – £125 including VAT

 

Tenancy Fees

  • Holding deposit is 1 weeks rent.
  • Security deposit is 5 weeks rent.
  • 1 months rent is needed preferably 5 days before key collection/move in date.
  • Lost Key Fee – £25.00
  • Changes to tenancy fee – £50.00
  • Early termination of tenancy fee – Reasonable cost of re-let + Liable for rent till replacement has signed tenancy.

 

Tenant Find Fee

  • £450 including VAT (Non managed property)
  • £350 including VAT (Managed property)
